Your security is the part we obsess over

Parking yields are only worth anything if the structure behind them holds. Four things protect your money, and none of them depend on trusting us.

A registered, compliant operator

Centripark Ltd is registered in England & Wales and runs identity, source-of-funds, and anti-money-laundering checks on every buyer before a contract is issued.

Segregated subscription funds

Subscription money is held in a client account separate from Centripark's own operating accounts, and is only released once your contract takes effect.

Total transparency

Your portal shows occupancy, gross income, fees, and net payout for every period, with the underlying contracts and statements attached. Nothing is summarised away.

Independent annual audit

The accounts behind the portfolio are audited each year by an independent accounting firm, and the report is available to rights holders on request.

How a site earns its place

Every asset passes the same four gates before it is listed. Any one of them can stop it, and most of the sites we look at are stopped.

Three years of occupancy and tariff history for the site, plus footfall, competing supply, and any planned change to local traffic policy.

Legal validation

Local counsel confirms the operator holds the site on a concession comfortably longer than your term, and that the rights can be validly granted and transferred.

Committee approval

A site only reaches the marketplace once the acquisition committee signs off unanimously. Most candidates never get that far, and that is the point.

Parking operating rights are a property arrangement, not a regulated financial instrument, so no financial-services compensation scheme covers them. Your protection comes from the contract, the underlying asset, and the four gates above. Capital is at risk.

How your money moves

    You transfer once

    A single transfer from a bank account in your own name. We never take card details, and we never ask for funds through any channel other than the instructions on your signed contract.

    Funds sit in a client account

    Your money is held in an account separate from Centripark's operating accounts until your contract takes effect. TODO: name the bank and confirm the account type.

    Rights are granted

    Once the contract is counter-signed, the operating rights over your identified spot are registered to you and the funds are released to the seller.

    Income flows back

    The operator collects parking revenue, we reconcile it per spot, deduct the management fee, and pay your net income to the same bank account you transferred from.

Getting out before the end of the term

Operating rights are transferable, so you are not locked in for the full term. If your circumstances change you can sell your rights on and recover your capital. The honest caveat is that it happens once a suitable buyer is found, not on demand. Here is exactly how that works.

    Tell us you want out

    A written notice from your portal or to your account manager is enough. There is no penalty for asking, and no obligation to go through with it if you change your mind before a sale completes.

    We value the rights

    We price them off the remaining term and the site's current performance: occupancy, tariffs, and what comparable rights at that site last traded for. You see the valuation and the reasoning behind it before anything is listed.

    We find a buyer

    Your rights go to our existing rights holders first, since most are already looking to add spots, and then to the wider waiting list. We also consider a buy-back ourselves, or a transfer to the site operator, where that is the cleaner route.

    Transfer and settlement

    The buyer completes identity checks, the rights are assigned to them, and the proceeds are paid to your registered bank account. Your income continues as normal right up to the transfer date.

The part to be clear-eyed about: this is a matched market, not an exchange. We cannot promise a buyer will appear by a given date, and the price depends on the remaining term and how the site is performing, so it may be more or less than you paid. You keep receiving your normal income right up until the transfer completes, so waiting is not dead time.

What we are, and what we are not

Centripark Ltd is a company registered in England & Wales (TODO: company number). We arrange and administer long-term operating rights over parking spots held by established car-park operators.

Parking operating rights are a property arrangement, not a regulated financial instrument. We are not a bank, not a fund, and not an investment adviser, and nothing on this site is personal financial advice. That also means no financial-services compensation scheme covers your capital: your protection comes from the contract, the underlying income-producing asset, and the checks on this page.

Anti-money-laundering and identity checks

Every buyer is verified before a contract is issued: government photo ID, proof of address, and evidence of the source of funds. We run sanctions and politically-exposed-person screening, and we re-screen periodically.

We will decline or unwind a transaction where checks cannot be completed satisfactorily, and we will not accept funds from a third party or from an account that is not in your name.

Your data

We process personal data under the UK GDPR and the EU GDPR as applicable. Identity documents are stored encrypted, access is limited to the staff who need it for verification, and documents are retained only for the period AML rules require.

We do not sell your data and we do not share it with third-party marketers. The full detail, including your access and erasure rights, is in our privacy policy.

What you receive in writing

Before you commit: the contract itself, the site's occupancy history, the term, the fee schedule, and the exit terms, in writing, with time to read them.

After you commit: confirmation of funds received, an itemised statement for every payout period showing gross income, occupancy, fee and net, and an annual summary for your tax return. Everything stays downloadable from your portal.

Complaints

If something goes wrong, write to TODO: complaints email. We acknowledge within two working days and aim to resolve within eight weeks, with a written final response either way.

Because operating rights are not a regulated financial product, the Financial Ombudsman Service is not available for these contracts. TODO: state the escalation route you do offer (for example mediation or the courts of a named jurisdiction).

Risk warning

  • Your capital is at risk. You may get back less than you paid.
  • Income is paid from rental revenue actually collected, so it varies with occupancy and is not guaranteed.
  • Exiting before the end of the term depends on finding a buyer. Resale is not guaranteed and may take time.
  • City-centre parking demand can fall, for example if local traffic or emissions policy changes sharply.
  • No financial-services compensation scheme covers these contracts.
  • Tax treatment depends on your personal circumstances. Take independent advice before committing.
